Every winter, Morris County homeowners deal with one of the most deceptive roofing problems: ice dams. They look like a natural part of winter, but left untreated they force water under your shingles, into your attic, and eventually through your ceilings. By the time you see a stain on the drywall, the damage is already significant.

What Is an Ice Dam?

An ice dam forms when heat escaping from your home’s living space warms the upper portion of the roof deck, melting the snow on it. That meltwater runs down the slope until it reaches the cold overhang (eave) where it refreezes — building up a ridge of ice. As more snow melts above, water backs up behind the ice ridge and has nowhere to go except under your shingles.

NJ’s freeze-thaw cycle — nights below 20°F followed by days above freezing — creates perfect ice dam conditions throughout December, January, and February in Morris County.

Ice dams are a symptom, not the root cause. The underlying problem is almost always inadequate attic insulation or poor roof ventilation. Removing the ice dam stops the immediate damage — but fixing the insulation/ventilation prevents it from coming back every winter.

Warning Signs You Have an Ice Dam

Icicles along the eaves

Large icicles hanging from gutters are the first visible sign — they indicate meltwater is refreezing at the roofline.

Ice buildup in gutters

Gutters packed with ice mean meltwater can’t drain — water is backing up behind the dam.

Water stains on ceilings

Brown or damp spots on interior ceilings near exterior walls are a sign water has already penetrated under the shingles.

Damp or wet attic insulation

Wet insulation loses its R-value and promotes mold. Check the attic during or after a freeze-thaw event.

Peeling paint near exterior walls

Moisture trapped in wall cavities causes paint to bubble and peel — often misidentified as a painting problem.

Mold or mildew smell

Persistent musty odors near exterior walls or in the attic after winter may indicate ice dam water damage.

How We Remove Ice Dams Safely

Low-Pressure Steam Removal

The safest and most effective method. We use a low-pressure steam unit to melt the ice without chipping — which can crack shingles, damage gutters, and puncture flashing. Steam dissolves the dam from underneath without impact force.

Controlled Channels

We cut drainage channels through the ice dam to release backed-up water immediately, stopping active water infiltration while the full dam is removed.

Emergency Tarping if Needed

If water is actively entering the home and conditions prevent same-day removal, we can install emergency tarping over vulnerable areas to stop interior damage while scheduling proper removal.

What we do NOT do: We do not use ice picks, chippers, or salt pellets thrown from the ground. These methods damage shingles, void manufacturer warranties, and are often performed by unlicensed operators. They also create hazardous conditions on the ground below.

Does Homeowner’s Insurance Cover Ice Dam Damage in NJ?

The water damage caused by ice dams — to ceilings, walls, insulation, and interior finishes — is typically covered under your homeowner’s policy as a sudden and accidental loss. The ice dam removal itself (labor to remove the dam) may or may not be covered depending on your policy.

Document the damage thoroughly with photos and call your insurer before beginning repairs. Morris Renovations can provide a detailed written damage report to support your claim. See our guide to filing a roof insurance claim in NJ →

Permanent Prevention: Fixing the Root Cause

Removing an ice dam treats the symptom. The only permanent solution is addressing the heat loss that caused it:

Attic Air Sealing

Seal gaps around recessed lights, plumbing penetrations, and attic hatches that allow warm air into the attic space.

🏠

Attic Insulation Upgrade

NJ homes should have R-49 to R-60 in the attic. Many older Morris County homes have R-19 or less — not enough to keep heat from reaching the roof deck.

💨

Roof Ventilation

Proper soffit-to-ridge ventilation keeps the entire roof deck at a uniform cold temperature, eliminating the temperature differential that causes melting.

🔧

Ice & Water Shield

During any roof replacement, we install a self-adhering ice & water shield membrane at all eaves — a code requirement in NJ that provides a last line of defense against water infiltration.

Frequently Asked Questions

How much does ice dam removal cost in NJ?

Ice dam removal typically costs $400–$1,200 depending on the size of the dam, roof pitch, and accessibility. Emergency response during active water infiltration may cost more. Call for a free assessment — we won’t quote without seeing the situation.

Can I remove an ice dam myself?

We strongly advise against it. Working on an ice-covered roof in winter is extremely dangerous. Additionally, improper removal methods (chipping with an ice pick or axe) crack shingles and damage flashing — creating additional leaks. Professional steam removal is safer and causes no secondary damage.

Will the ice dam come back next winter?

If the underlying insulation and ventilation issues are not addressed, yes — it will almost certainly return. We always assess and discuss the root cause during removal so you can make an informed decision about permanent prevention.

How do I know if my roof has ice dam damage?

Signs include water stains on ceilings near exterior walls, damp attic insulation, mold smell, peeling paint, or warped drywall. If you’re unsure, schedule a free inspection — we’ll check both the roof and the attic.
